The Georgia Vocational Rehabilitation Agency wanted to remain in its 10,086 sq. ft. Atlanta office but the State Properties Commission flagged the annual rent as unusually high. Cresa was engaged (Transaction Management, led by Cloteen Jasmin) to manage the lease review and renewal negotiations.
Cresa converted the annual lease to a five‑year lease, achieving a 32% reduction in rent from $29.17/RSF to $19.75/RSF, eliminated 2.5% annual escalations in favor of a flat five‑year rate, and removed the excess operating expense provision. Cresa also secured a five‑year renewal option at $21.75/RSF (flat) and negotiated an approximately $50,000 refurbishment/improvement allowance usable as a rent credit.
