Trellisware Technologies, a growing San Diego–based technology and government contractor, needed to relocate from an outdated 1980s Class C R&D headquarters to a high-image, amenity-rich, centrally located space to attract and retain top engineering talent while preserving capital for hiring. Cresa was engaged for transaction management to identify suitable markets, vet design partners, and lead the relocation negotiation.

Cresa negotiated a long-term lease that expanded Trellisware from 47,000 to 72,000 sq. ft. with option rights to an additional 42,000 sq. ft., secured landlord assumption of the existing lease, and timed occupancy to coincide with new hires. The result: below-market total lease costs, a culture- and recruitment-enhancing environment that strengthened competitiveness, and space aligned to the company’s growth—delivered by Cresa.
