"Cleaning Up" Costs for a National Dental Lab Network

National Dentex Corporation, a national dental lab network with 125,000 sq. ft. of space across markets including Orlando and Phoenix, faced limited relocation options, high lab build-out costs, and landlords who were often former lab owners—constraints that reduced their market leverage. Cresa was engaged to provide transaction management, lease administration, location strategy and economic incentives, consulting, and project management to address these challenges.

Cresa took over NDX’s portfolio in 2016 and implemented a single-point-of-contact approach, standardized reporting, and market-by-market strategic plans to assess renewals versus relocations. Using local market knowledge, Cresa negotiated reduced rents and increased tenant improvement allowances, recovered $112,000 in overdue economic incentives from a landlord, and now continues to support NDX with valuation services, site selection, renewal negotiations and project oversight (including projects in Reno, NV and St. Cloud, MN).
