Test Rite, an industrial client based in Atlanta, faced rapid growth and needed to expand from 120,000 SF across two leased facilities to a single 350,000 SF built-to-suit facility to support projected doubling of its customer base over 10 years. Cresa was engaged to provide Transaction Management and lead a multi-market search (Nashville, Memphis, Atlanta) with a Q1 2020 delivery target, 36' clear height cross-dock configuration, 45 dock doors, 20,000 SF of office space, and a plan to purchase the new building and sublease the existing facilities.
Cresa developed a detailed scope of work for the 350,000 SF project and managed a competitive process in a constrained market, driving significant cost savings and delivering the required build-to-suit solution. As a result of Cresa’s approach, Test Rite realized $3.2 million in savings while securing the specified facility and transaction outcomes.
