Boston Scientific engaged Cresa in Paris to support lease negotiations for a 5,000 square metre healthcare facility. Using Transaction Management and Consulting (led by Charles Walckenaer), Cresa was tasked with exploring stay‑vs‑leave options and leveraging Boston Scientific’s early termination right to negotiate a renewal and expansion that would offset planned capital spend and secure rent and works incentives.

Cresa scanned market availability and adopted a stay strategy, negotiating lease flexibility across all floors and delivering clear financial gains: 13.7% rent savings ($/RSF) over the six‑year term, 10 months of free rent, $350K saved by avoiding reinstatement works, and a 30% space increase for only a 6.5% rent rise. The agreement also secures landlord upgrades to common areas and exterior, adequate parking, and an effective rent drop from €180/m² to about €155/m²—results achieved by Cresa.
