The Basilian Fathers, a Toronto-based religious organization occupying 5,261 sq. ft. at 95 St. Joseph Street, faced an underutilized major asset after relocating several functions, resulting in rising costs and a lack of in-house expertise to unlock the site’s value. They engaged Cresa for consulting to identify a solution that would deliver financial return while respecting their mission and community outcomes.

Cresa, working with Montgomery Sisam Architects, conducted a strategic review of the building, led negotiations to secure a development partner, and has the Basilian Fathers under contract as they commence municipal planning and entitlement work with a formal redevelopment application expected in the coming months. Cresa continues to represent the Basilian Fathers on the Co‑Ownership Management Committee and will work with the development partner to optimize value for the client, moving the project from feasibility to active redevelopment.
