A Cresa Case Study
NCTA, the Internet & Television Association, faced a complex real estate challenge: with seven years remaining on its lease at 25 Massachusetts Avenue, NW and unique needs including a 100‑person movie theater, the association wanted to seize market opportunities and reduce costs without sacrificing its leading‑edge image. NCTA engaged Cresa for strategic real estate planning, transaction management, and project management to evaluate all options and set a coordinated negotiating strategy.
Cresa implemented an internal/external agenda approach, leveraged the current landlord and targeted development options that could accommodate NCTA’s theater requirement, and negotiated a lease restructure that commenced six years early. Cresa’s work delivered a cost savings value of over $3.4 million through rent reductions, rent abatement and tenant improvement cash, secured termination of a $400,000 letter of credit, and obtained significant building upgrades for NCTA’s next lease term.
