Alexandria Real Estate Equities, the largest biotechnology and life sciences REIT in North America, needed a new corporate headquarters in Pasadena close to Caltech and preferred the option to purchase land and either build or lease with a purchase option. They engaged Cresa for Transaction Management, Location Strategy & Economic Incentives, and Workplace Intelligence to lead the site search and strategy.
Cresa uncovered an off‑market parcel immediately adjacent to Alexandria’s existing headquarters for a 95,000 sq. ft. office building, completed extensive due diligence and market research, negotiated with the owner, and helped Alexandria close on the land in summer 2016; construction of the five‑story, state‑of‑the‑art headquarters is now underway. Cresa’s work, which followed earlier lease renewal and expansion negotiations, delivered a strategic land purchase and a clear path to Alexandria Real Estate Equities’ new HQ.
