A Cresa Case Study
Akamai Technologies engaged Cresa to identify and secure a new headquarters in the greater Boston area. Faced with a low vacancy market, Akamai needed to consolidate more than 1,600 employees from six Cambridge buildings into a single urban campus in Kendall Square, while fostering collaboration, improving efficiency and flexibility, and controlling cost. Cresa provided Transaction Management, Consulting and Location Strategy & Economic Incentives to meet these objectives.
Cresa located approximately 476,000 sq. ft. at the new development at 145 Broadway—across the street from Akamai’s existing headquarters—and negotiated a 15-year lease with rights to extend. The deal enabled Akamai to downsize from six buildings to one, terminate two leases, realize space-utilization efficiencies and maintain its Kendall Square presence; the transaction was recognized by the Commercial Brokers Association as Greater Cambridge Deal of the Year.
