Dow Chemical needed to consolidate dozens of outdated, on‑site MRO warehouses supporting its Gulf Coast plants in Freeport, TX and Plaquemine, LA into modern facilities outside the fence‑lines to streamline operations, improve safety/security, and internalize functions previously handled by third parties. Dow engaged Cresa for Transaction Management, Project Management and Investment Banking to lead the program.
Cresa managed developer bidding and selection, oversaw the complex design/build process, and delivered financial structuring and a financing RFP that enabled Dow to expand the initial 100,000 sq. ft. plan into two build‑to‑suit warehouses totaling nearly 450,000 sq. ft. across TX and LA at a roughly $60M project cost, ultimately securing a synthetic lease with long‑term ground leases. Cresa also led flood‑risk analysis with the developer and local authorities—helping ensure the Freeport site remained operational and, notably, did not flood during Hurricane Harvey.
