Large Shopping Centre - Customer Case Study

The customer, a large shopping centre in Queensland, Australia, faced a critical health and safety risk when high carbon monoxide (CO) levels in its underground carpark went undetected by its Building Management System (BMS). CIM’s PEAK building analytics platform identified that CO readings had spiked to over 200 ppm overnight, well above safe limits, and discovered that the exhaust fans had failed to activate.

CIM’s analysis revealed the fans were on a time schedule that prevented them from operating after 7pm. Their engineers recommended removing all time-based restrictions, allowing the fans to run anytime CO levels rise. This solution, implemented by the site's BMS technician, ensured the carpark ventilation would function continuously, significantly reducing the likelihood of dangerous CO exposure for workers and shoppers.
