Epsten Group, Inc., a multidisciplinary sustainability consulting firm in downtown Atlanta, redesigned its 7,260 sq. ft. headquarters to “walk the talk” by proving the ROI of high-performance, low-impact buildings. The team’s main challenges were sourcing truly transparent, Red List‑free products—especially PVC‑free data cabling that met stringent Living Building Challenge requirements—convincing manufacturers to accommodate a smaller project, and reducing energy and water use across the fit-out.
Epsten used Declare, Mindful Materials and Red List databases and partnered with Superior Essex to specify FEP‑jacketed, PVC‑free CAT‑6 plenum cable with EPDs and HPDs, while installing low‑voltage LED lighting, water‑saving fixtures and a building management system. The approach simplified product verification, enabled zero‑ or near‑zero‑VOC selections, and delivered measurable results: their headquarters will achieve LEED ID+C v4.1, WELL v2.0, Living Building Challenge Materials Petal v3.1, Fitwel v2.1 and RESET Air v2.0, and realized 32% total energy savings, 42% water reduction, 60% carbon reduction, 78 cable runs and 20,000 feet of Superior Essex FEP‑jacketed cable.
