Westfield worked with CACI Limited to assess the feasibility of a potential shopping scheme east of Milan city centre. The retailer needed help defining the catchment, estimating local expenditure potential and turnover, and understanding the resident demographics and tourism spend in the area, with benchmarking against other European markets and the existing UK Westfield portfolio.
CACI Limited used its pan-European gravity model, Retail Markets, to build the catchment and factor in transport and road improvements plus competing schemes in the pipeline. The analysis, first completed in 2010 and updated in 2013, gave Westfield confidence that the scheme was feasible, supported leasing and development decisions on retail mix, and provided summary findings used to attract tenants; the detailed catchment also informed marketing plans for launch.
