JLL deployed Hank, an AI-driven building control solution, at a newly built 208,000 sq. ft. Class A office it manages for a commercial real estate investor. The primary challenge was commissioning and balancing new HVAC equipment so tenants would experience optimal comfort from day one while also reducing the building’s carbon emissions.

Hank used AI/ML to virtualize outside airflow, modulate the fresh air unit, forecast space-temperature swings 2–3 hours ahead, and make daily micro-adjustments to supply-air temperature, duct static pressure, and fan speeds. The result: maintained/exceeded IAQ standards while cutting HVAC energy use by more than 40% and HVAC costs roughly 50%, improving comfort scores (to ~90–95) and substantially lowering air handler and OA energy costs.
