Hank drives savings for Philadelphia’s first LEED Platinum pre-certified office building

Hank helped Zurich Alternative Asset Management restore efficiency at University 2.0, a 98,201 sq ft Class A office and the country’s first multi-tenant LEED Platinum commercial building. Over time the complex chilled‑beam HVAC lost balance, driving the air handler to run at maximum, raising energy costs, risking condensation, and dropping the building’s Energy Star score to 48.

Hank re-sequenced the HVAC with predictive control (forecasting 2–3 hours ahead) and machine learning using variables like space and outdoor temperature, humidity, and building pressure to balance chiller, air handlers, and boilers. The upgrade cut AC runtime by 3 hours/day, reduced chiller plant operation 6–8 hours/day, lowered supply‑fan speed and duct pressurization 25%, slashed exhaust fan speed 50%, cut DX cooling 40% and boiler runtime 10 hours, and improved dehumidification and temperature stability; results include $50K annual energy savings, 210 metric tons CO2 avoided, and an Energy Star score increase to 84.
