Investa, a leading Australian commercial property group, faced the challenge of further improving its premium Brisbane asset at 259 Queen Street. Their goal was to increase the building’s NABERS Energy rating from 5.0 to 5.5 stars, a task made more difficult by an extreme summer that saw a 30% increase in cooling demand across Queensland. To achieve this without sacrificing tenant comfort, the company partnered with vendor Bueno for its performance services and analytics.

Bueno implemented a solution involving detailed analytics and targeted optimization of the building's systems. Their team identified and rectified faults in the chilled water, condenser water, and cooling tower systems, and optimized control logic and setpoints. This resulted in significant energy savings of 195,000 kWh annually and a summer reduction of 187,000 kWh. As a direct result of Bueno's work, the building’s NABERS rating was successfully lifted to 5.57 stars while maintaining a 93% tenant comfort level.
