Facing more than 600,000 annual work requests and rising cost-of-living pressures, LAHC needed to move from reactive repairs to a predictive, planned-maintenance approach and better visualise diverse asset and condition data to meet compliance and tenant needs.
LAHC implemented Brightly Assetic™ as a centralised asset register and Brightly Predictor for scenario modelling, integrating Property Assessment Surveys (PAS/DPAS) and historical inspection data into dashboards, maps and an asset hierarchy. Predictor lets LAHC set intervention levels, model 10-year strategies, and show funding impacts, helping secure additional Treasury funding and earn recognition for its business case; the result is real-time insights, stronger evidence-based planning, improved maintenance programs, and better value-for-money across the portfolio.
