City of Asheville Relies on Brightly Products to Manage Facility Maintenance, Make Predictions for Long-Term Planning and Budgeting

The City of Asheville, a growing municipality with 71 buildings totaling nearly 984,000 square feet and a limited $1 million annual maintenance budget, faced aging infrastructure and rising demand as its population and staff levels increase. Facilities leaders needed hard data to demonstrate funding shortfalls and make a case for larger capital and preventative maintenance investments, so after using Brightly Asset Essentials since 2018 they selected Brightly Predictor in 2023 to model long‑term needs.

By feeding existing Asset Essentials data into Brightly Predictor and completing a comprehensive facilities condition assessment, the city modeled asset deterioration and funding scenarios, showing the $1M budget would allow many buildings to reach a failed state. The analysis supported a recommendation to raise preventative maintenance to $3.5M annually, informed prioritized capital projects (including replacement/relocation of an aging fire station), and provided a repeatable framework for long‑range planning and expanding Predictor to other asset classes.
