Multi-residential building reduces electricity consumption by 42% in less than 6 months

Al Habtoor City’s Meera Tower, a 52‑storey multi‑residential building in Dubai, needed to reduce high electricity and district cooling demand driven by an arid, humid climate. To meet this goal the owner engaged BrainBox AI to deploy its autonomous HVAC optimization solution, connecting to the building’s SAUTER control system via BACnet and applying an AI engine to manage common‑area HVAC across 218,000 sq. ft.

BrainBox AI normalized and enriched building data (including weather forecasts), learned each zone’s thermal behavior, and autonomously modulated 139 pieces of HVAC equipment at a continuous 5‑minute frequency. In just four months the implementation delivered a 42.7% reduction in controlled HVAC electricity use (128,999 kWh), 24% district cooling savings (25,205 Ton‑hr), and a 37.9% reduction in carbon emissions (62.31 tCO2e), while improving tenant comfort and equipment service life.
