Arab Engineering Bureau Uses 3D BIM Processes to Design Alfardan Office Tower

Arab Engineering Bureau led the structural design for the USD 260 million Alfardan Office Tower in Lusail City, Doha, and faced a complex high‑rise challenge: a 32‑story glazed tower with a four‑story cantilevered podium, difficult coastal topography, and the need for multidisciplinary 3D BIM coordination and compliance with European codes. To address these issues the firm turned to Bentley technologies, using STAAD.Pro for structural design and ProjectWise as the common data environment to streamline collaborative workflows.

Using Bentley’s STAAD.Pro (integrated with ProjectWise), AEB modeled and analyzed all steel elements, optimized foundation and cantilever support schemes, exported interoperable CAD models for coordination, and used model compression and clash detection to simplify sharing and catch issues early. The Bentley solution reduced manual calculations, trimmed steel quantities, and delivered measurable efficiencies—saving roughly 20–30% in resource hours across design through construction—helping AEB achieve cost optimization and accelerate BIM adoption for future high‑rise projects.
