What Lies Beneath: Condition Assessment at St. Joseph’s Health Care, London

St. Joseph’s Health Care, London is a major tertiary teaching hospital managing about 3.5 million square feet across five sites and 23 satellites. Faced with a 10-year provincial restructuring, looming funding shortfalls and the need to prioritize capital spending, the hospital had to quickly assess the condition of its facilities—especially its long-term care portfolio and the Marian Villa building—to compare the costs and risks of renovating versus maintaining the status quo.

Using the ARCHIBUS Condition Assessment integrated with AutoCAD and existing space data, discipline-specific teams completed ~3,920 field assessments in a 90-day fast-track project. Results were synthesized into prioritized condition scores, replacement timelines and a 20-year capital plan, showing Marian Villa could be upgraded to an “A” standard but only with additional funding; the data supported provincial funding requests and launched a corporate-wide assessment program to improve long-term capital planning and funding advocacy.
