The Nebraska Medical Center Fixes Preventive Maintenance Challenges with ARCHIBUS

The Nebraska Medical Center (TNMC) is a 621‑bed teaching hospital in Omaha with 4.6 million square feet of clinical and educational space, 6,000 employees and a large, complex facilities portfolio. TNMC struggled with preventive maintenance and regulatory compliance—relying on an inadequate time-and-materials system, paper surveys and fragmented worker reports—which made tracking PMs, meeting Joint Commission/CMS requirements and producing reliable data difficult.

TNMC implemented the ARCHIBUS suite (Space Management, Service Desk, Preventive Maintenance, On Demand Work and related modules) to centralize work orders and space data, manage 800–1,000 PM and operational work orders per month and enforce 570 SLAs across 18 problem types. The system improved data quality and survey workflows, streamlined reporting for audits, boosted craftsperson responsiveness and customer satisfaction, and even enabled TNMC to offer outsourced PM services to smaller hospitals, creating a new revenue stream.
