First National of Nebraska (First National Bank of Omaha), a privately owned banking company managing $21B in assets with 5,000 employees and roughly 4 million sq. ft. across 197 buildings, faced growing facility-management complexity as it shifted from leased to owned space. Manual space records, fragmented maintenance processes, parking for 2,500 stalls, and hundreds of lease and service-contract profiles made accurate data, preventative maintenance, and strategic master planning increasingly difficult.

FNBI implemented ARCHIBUS—extended with custom applications from partner JLL, a corporate web portal and a mobile maintenance app—to centralize space, lease, asset, maintenance, parking and inventory management. The solution delivered improved decision support and workflow, occupancy accuracy above 95%, a shift from quarterly to monthly rent cycles, and more than $120,000 in estimated annual operating efficiencies (including $60–70K realized and ~$50K expected from mobile maintenance), with plans to expand Web Central and dashboard capabilities.
