Aquicore provided its services to Park Avenue Tower, a 622,000-square-foot office building in New York City. The building’s management sought greater visibility into their HVAC operations to address inefficiencies and reduce operational costs. Key challenges included cooling towers that were overdriving fans, issues with the optimal start/stop schedule for air handling units (AHUs), and a Building Management System (BMS) that was starting cooling too early.
Aquicore’s solution involved making specific sequence changes and recalibrations to the BMS, including adjusting temperature controls and operational start times. These fixes resulted in significant first-year electricity savings of $149,498 and a payback period of less than six months. The vendor also helped create an estimated $2.98 million in asset value and resolved 90% of the identified operational issues at no cost.
