Renters Warehouse, one of the largest U.S. property management companies, began in 2007 using a homegrown spreadsheet system to manage about 30 customers. Manual check processing took days, produced $20–30K annually in bad checks, slowed owner payments and limited the company’s ability to scale and support franchises.

In 2008 they implemented AppFolio Property Manager with guided data migration and training; the system streamlined accounting and enabled online ACH rent collection. As a result Renters Warehouse now processes about $3.2M per month with 95% of payments online, has sold 10 franchises (seven using AppFolio), grown to roughly 2,800 customers in Minnesota and 4,000 nationwide, added about 150 units per month, and significantly reduced costs while accelerating growth.
