Big 4 Accounting Firm, one of the 10 largest private companies in the U.S. with 4,500 employees at its New York City headquarters and extensive global real estate, needed visibility into how 30 floors were actually being used. The firm’s hoteling booking software showed reservations but not whether spaces were actually occupied, so they selected Accruent EMS (EMS Software) to capture real attendance and utilization data.

Accruent EMS implemented EMS Software check-in and reporting to compare bookings with real use, revealing only 49% of assigned offices were used, 67% of hoteling space was occupied, and 1,665 workspaces sat vacant daily. Using Accruent EMS insights the firm vacated six floors and sublet three, realized $85M in savings over five years, and expects an additional $97M over the next five years—about $36M in annual real estate savings—moving real estate from the firm’s second‑largest expense to the third.
