Leading Accounting Company, a Big 4 accounting firm with 4,500 employees at its New York City headquarters and 30 floors of expensive real estate, lacked visibility into actual space use because its booking software didn’t show whether reserved desks and offices were actually occupied. To fix this, the company selected Accruent EMS and its EMS Software to capture real attendance and measure true utilization.

Accruent EMS implemented EMS Software check-in and reporting so the firm could compare bookings to actual use; the analysis showed only 49% of assigned offices and 67% of hoteling desks were used, leaving 1,665 vacant workspaces daily. With Accruent EMS’s insight the firm vacated 6 floors, sublet 3, saved $85M over five years, and expects an additional $97M in savings over the next five years—translating to about $36M in annual real estate savings and moving real estate from the firm’s second-largest expense to the third.
