Commercial New York High Rise, a privately owned 49-floor high-rise in midtown Manhattan, was facing frequent lighting outages, rising utility bills, and higher maintenance costs from outdated fluorescent fixtures. ABM Industries performed an audit and replaced 1,800 aging fixtures across elevators, bathrooms, mechanical rooms, lobbies, offices, and the parking garage with high-efficiency LED lighting. The retrofit improved lighting quality and reliability, reduced maintenance spend, and saved more than $100,000 per year in energy and electrical costs, while also securing an $80,000 Con Edison rebate and reducing energy use by 79 kWh annually.
